How to Fix a Veranda to a Bungalow

Bungalows present one of the most common structural challenges in veranda installation — and one that is often underestimated by companies whose experience is primarily with two-storey properties. The issue is straightforward: a veranda attached to a standard house connects to the fascia board or wall at a height that gives the roof a workable pitch and keeps the eaves well clear of head height. On a bungalow, the fascia is much lower. The available fixing height is limited, and that limitation affects everything from the pitch of the roof to how the structure is attached and what it looks like when finished.
Getting this right requires specific knowledge and, in most cases, specific components. At Roma Verandas, bungalow installations are something we've developed a clear approach to. This guide explains what that looks like and what to watch out for.
Why Bungalow Fixings Are Different
On a standard two-storey house, a veranda roof that pitches away from the wall at a comfortable angle can be attached to the fascia or wall at a height of around 2.4 to 2.7 metres, giving a front eaves height of 2.1 metres or more — comfortably above head height even for a tall person. The structure feels open and generous, and the fixing point is high enough that a standard wall plate or fascia bracket works cleanly.
On a bungalow, the fascia may be as low as 1.8 to 2.1 metres from the ground. Attach the veranda roof at that height and one of two things happens: either the roof pitches so steeply that it looks odd and the front eaves become uncomfortably low, or the pitch is shallow enough that drainage becomes marginal and the roof is almost flat. Neither is ideal, and neither represents a considered installation.
The Bungalow Bracket Solution
The correct approach for most bungalow installations involves purpose-made bungalow brackets — structural components that extend above the fascia line and allow the veranda roof to be fixed at a higher effective connection point than the fascia itself provides. The bracket is fixed to the wall of the bungalow, above the fascia, and the veranda roof beam connects to the bracket rather than to the fascia directly.
This achieves two things. It raises the connection point so the roof can achieve a proper pitch with a comfortable front eaves height. And it means the structural loads from the veranda are transferred into the wall rather than into the fascia — which is important, because fascia boards are finishing timber, not structural members, and they are not designed to carry the loads that a veranda structure can impose on windy days or under snow.
The brackets themselves need to be correctly specified for the loads involved — wind uplift in particular is a significant force on a large veranda roof — and they need to be fixed into the wall structure with appropriate fixings, not just into the render or cladding surface. This is where a structural assessment adds real value: knowing that the bracket fixing method is adequate for your specific wall construction and the loads your structure will experience.
The Fascia Question
One thing we always check on a bungalow installation is the condition of the existing fascia and what is behind it. Many older bungalows have fascia boards that are in varying states of condition, and some have had roofline replacement work that means the material behind the fascia is not what you'd expect. On some properties the soffit and fascia have been replaced with uPVC, which changes the fixing options considerably.
Where the fascia itself is in good condition and of adequate depth, it can sometimes be used as part of the connection detail — but always as a secondary element, not the primary structural fixing point. The wall is where the load needs to go.
Maintaining Roof Pitch and Drainage
A correctly installed bungalow veranda should achieve a minimum roof pitch of around 1.5 to 2 degrees for a glass roof, and somewhat more for a polycarbonate roof. Below this, drainage becomes unreliable — water sits on the roof rather than running to the gutter, algae and debris accumulate, and in cold weather ice can form at the low spots. The pitch achieved will depend on the fixing height, the depth of the veranda, and the front post height — all of which need to be considered together during the design stage rather than adjusted on installation day.

Appearance and Proportion
One underappreciated aspect of bungalow veranda installations is proportion. A veranda that suits a two-storey house perfectly can look heavy and overwhelming on a bungalow, where the overall roof mass of the property is lower. We pay attention to the visual relationship between the veranda structure and the bungalow it's attached to — depth, post sizing, roof profile — and we'll tell you honestly if a particular configuration is going to look out of proportion before you commit to it.
