Veranda Surveys: Why Accurate Measurements Matter

A veranda is a bespoke product. Unlike a piece of furniture that can be returned if it doesn't fit or a garden shed that has some tolerance for imprecision in positioning, a veranda is manufactured to specific dimensions and delivered to your property expecting to go into a specific space. If the measurements taken during the survey are wrong, the consequences range from minor inconvenience to significant additional cost — and the customer is almost always the person who ends up absorbing those consequences.

This guide explains what a thorough survey covers, what can go wrong when it doesn't, and what you should expect from any company before they start taking your money.

Why Veranda Surveys Go Wrong

The most common cause of survey errors is rushing. A sales visit that is really a survey in disguise — where the primary objective is to close a sale rather than to gather accurate information about the site — tends to produce measurements that are good enough to generate a quote but not precise enough to manufacture from. Critical details get overlooked because the focus is on the conversation rather than the site.

Specific things that get missed include: drainpipes that run across the wall where the veranda beam needs to go; window openings that fall partially within the proposed footprint; service meters or external tap positions that will be obscured or inaccessible once the structure is up; changes in ground level across the installation footprint; and the precise position of the existing house guttering relative to the planned structure.

Each of these, if unaddressed at survey stage, creates a problem that emerges during or after installation — either requiring modification of the manufactured components, compromising the final design, or leaving a detail that simply doesn't work and has to be addressed after the fact.

What an Accurate Survey Covers

A thorough survey for a veranda installation covers several distinct areas, all of which feed into the final specification.

The primary dimensions — width, projection, and height — need to be measured accurately and at multiple points. Walls are not always perfectly square, and a width measurement taken at one point may differ from the same measurement taken at a different height or at the opposite end of the wall. On older properties particularly, walls that appear straight can have subtle bows or steps that only reveal themselves when you measure carefully. We take multiple measurements and note any discrepancies rather than assuming the simplest possible geometry.

The wall itself needs to be surveyed for anything that affects the fixing position or the beam route. Drainpipes are the most common obstacle — a downpipe from the house roof that runs down the wall directly where the veranda wall plate needs to go requires either relocation of the pipe, modification of the wall plate design, or adjustment of the overall dimensions to avoid the conflict. All of these options are manageable; the problem arises when the conflict is discovered during installation rather than at survey stage.

Window and door positions need to be noted accurately, including the exact positions of frames, sills, and reveals. A veranda roof that overhangs a window does not automatically create a problem — but a post that falls directly in front of a window, or a gutter that prevents a window from opening fully, does. These conflicts are avoidable with careful planning and unavoidable if the survey doesn't capture the information needed to plan around them.

Ground level changes across the installation footprint are something we measure carefully, as discussed in our guide on sloped patios. But we also note the condition of the existing paving, any areas of instability or cracking, the position of any drainage channels or gullies that the structure needs to work around, and the overall level relationship between the proposed patio level inside the veranda and the garden or path outside it.

Electrical and service positions matter for installations that will include lighting, heating, or motorised components. Knowing where the nearest power point is, whether there is an outdoor socket already present, and what the cable routing options look like affects both the installation design and the electrical specification.

The Consequences of Getting It Wrong

The consequences of survey errors emerge at two stages: when the product is delivered and doesn't fit as expected, and during installation when unexpected site conditions require improvised solutions.

Delivered components that are the wrong size or that conflict with site features need to be remanufactured. This takes time — typically the same lead time as the original order — and costs money. Who pays for remanufacture depends on whose error caused the problem: a clear survey error by the installer should be their cost, but disputes about this are unpleasant and time-consuming, and some companies will contest liability. The customer is often left waiting while this is resolved.

Improvised solutions during installation are a different kind of problem. When an installer arrives on site and discovers a conflict that the survey didn't identify, the options available on the day are limited by what is on the van and what can be done without additional lead time. The solution that gets implemented may work adequately — or it may be a compromise that the customer would not have agreed to if it had been presented to them as part of the design.

We've heard from customers who ended up with posts in awkward positions, gutters that partially blocked window opening, or downpipe routes that were visually intrusive — all because site conditions that a thorough survey would have identified were only discovered on installation day.

What You Should Expect From a Survey

Before any veranda company asks you to sign an order, they should have spent enough time at your property to understand exactly what they're working with. This means more than a tape measure across the back of the house and a quick look at the wall. It means checking the wall for obstacles, assessing the ground level, understanding the drainage situation, noting any services or features that could affect the design, and discussing with you how any constraints should be resolved.

The output of the survey should be a specification that you can review and confirm before manufacture begins — not a set of dimensions that exist only in the installer's records. If something changes between survey and installation, you should be informed and the implications should be discussed before installation day, not discovered on it.
