Look properly at the back of a typical British house and it is rarely the clean rectangle of brickwork that appears in a veranda brochure. There is a soil pipe rising past the bathroom window, a downpipe at one corner, a boiler flue at head height, an outside tap, a security light, a meter box, a satellite cable stapled along the mortar line, and increasingly a heat pump by the back door. All of it was fitted by someone who had no idea a veranda was coming.
None of that is a reason not to have one. Almost every obstruction has a straightforward answer, and at Roma Verandas the ones that genuinely change a design are a small minority. But they have to be found before the frame is ordered rather than on installation day, which is why we ask for photographs of the wall so early. This guide runs through what tends to be in the way, how each type is dealt with, and which ones are not negotiable at any price.
What the Wall Profile Actually Needs
A wall-mounted veranda is hung from a wall profile: a length of aluminium running the full width of the structure, fixed back to the house through a series of brackets. What that profile wants is a continuous horizontal band of sound masonry at one particular height, uninterrupted from one end of the veranda to the other. The band is not deep, often only a hundred to two hundred millimetres of usable wall, but it must run the whole width.
Within that band the brackets must land on something solid. They sit at regular centres, commonly between six hundred and a thousand millimetres apart depending on the system and the loads, and each is doing real work: carrying the weight of the roof and resisting the wind trying to lift it off. There is some freedom to shuffle a bracket sideways to avoid a bad fixing, but it is measured in tens of millimetres and does not extend to skipping one because a pipe is in the way.
The profile also has to sit close enough to the wall to be weathered properly, so rain running down the brickwork is thrown out onto the roof rather than finding its way behind. Anything standing proud of the wall inside that band has to be moved, cleared or designed around. That is the whole of the problem, and why an obstacle two metres away matters not at all while one in the band matters a great deal.
Pipework, Downpipes and Waste
Small waste pipes are the easiest category. A 32 or 40 millimetre run from a basin or sink, or the 22 millimetre condensate pipe from a boiler, can usually be rerouted by a plumber for very little, and it is almost always cheaper to move the pipe than to design around it. Where a run cannot move, a shallow standoff on the brackets will often clear it.
Rainwater downpipes are more interesting, because there is often an elegant answer. A 68 millimetre round or 65 millimetre square downpipe can frequently be cut back above the veranda roof and discharged straight into the veranda's own gutter, which removes the obstruction and tidies the elevation at once. Be cautious, though. A gutter and outlet sized for a twelve square metre veranda roof will not automatically take a forty square metre house roof plane as well, and if it cannot it overtops in heavy rain and water comes over the front edge in a sheet.
Soil and vent pipes are the genuinely awkward ones. A 110 millimetre stack stands well clear of the wall, runs the full height of the building and cannot be moved without opening up drainage inside the house. The usual solutions, in rough order of preference, are to shift the whole veranda sideways so the stack falls outside it, to set the wall profile out on spacer brackets deep enough for the structure to pass in front of it, or to end the run against the stack and treat it as the edge. Taking the pipe up through the roof is possible with a weathered collar, but it is rarely tidy and we would usually talk a customer out of it.
Flues and Heat Pumps: The Ones That Are Not Negotiable
A boiler flue is the obstruction where the veranda has to give way, and it is worth being blunt about why. A room-sealed flue relies on discharging its products of combustion into free air, and the clearances it needs from openings, corners and overhangs are set by the boiler manufacturer's instructions and the gas standards, not by preference. Putting a roof over a flue turns open air into a partially enclosed space, which is precisely what those clearances exist to prevent. The realistic outcomes are that the flue is extended beyond the line of the roof, that it is relocated, or that the veranda moves — and all three are decisions for a Gas Safe registered engineer, not a veranda installer.
Air source heat pumps raise a similar problem for different reasons. An outdoor unit needs generous free air behind it and an unobstructed discharge in front, with manufacturers typically calling for a few hundred millimetres at the rear and often a metre or more ahead of the fan. Roofing over one recirculates the cold air it has just discharged, reducing efficiency in exactly the conditions where you need it most and pushing it into more frequent defrost cycles. A hard roof above a unit also reflects noise, which matters where a neighbour is close. Leaving that bay open, moving the structure clear, or relocating the unit are the answers.
Extract vents deserve a mention in the same breath. A tumble dryer vent or cooker hood discharging warm, greasy air into a covered space marks the underside of the glazing surprisingly quickly. It rarely stops a project, but it usually persuades people to move the terminal.
Meter Boxes, Taps, Lights and Everything Else Bolted On
Meter boxes are governed by access rather than physics. Gas and electricity meters must stay reachable for reading, maintenance and emergency isolation, so neither the wall profile nor a post may block a meter box door or stop it opening fully. Boxes often sit below the profile anyway, in which case they only affect where a post can go.
Outside taps, external lights, alarm boxes, doorbells, cameras and aerial cabling are the easy end of the list, and most are relocated by the relevant trade for modest money. A few are worth thinking about rather than simply moving. A movement-activated light now sitting under a roof will not see what it used to, so it is often better repositioned onto the veranda structure itself. And cables of any kind should be lifted clear before drilling starts, since a fixing through a coaxial run is a small disaster that takes an afternoon to put right.
When the Wall Itself Changes Shape
Some obstructions are not fixed to the wall; they are the wall. A kitchen extension projecting three hundred millimetres beyond the original brickwork, a bay window, a canted corner, a rendered plinth, or external wall insulation leaving two planes at different depths all interrupt the band the profile needs. The answers are geometric rather than mechanical: a stepped profile with two fixing lines, an L-shaped structure following the plan of the house, or a single profile set out on the outer plane with the recess behind it packed and weathered.
Each adds cost and detailing, particularly where the roof must be weathered against two surfaces meeting at an internal corner, one of the few places a veranda can genuinely leak if it is done casually. Heights matter too. The profile should sit clear of the damp-proof course rather than bridging it, and fixings need to miss lintels and cavity trays — a survey question rather than something visible in a photograph.
Why the Photographs Come First
Almost everything above is settled in five minutes from a set of pictures. A straight-on shot of the elevation, a view along the wall from each end so pipework and eaves show in profile, and close-ups of the flue, the stack, the meter box and the heat pump with a tape held alongside will tell us early whether your wall is straightforward, mildly awkward, or the sort that needs a different approach. None of this is difficult work. It simply has to happen before anything is cut to length.
Where an obstruction does matter, we would far rather tell you at enquiry stage that a flue needs extending or a heat pump needs a bay left open, and let you decide whether it is worth doing, than quote a tidy price and discover it later. Occasionally the honest answer is that an elevation is too congested to be worth fighting, and a freestanding structure clear of the wall is the better project. That is your call, and a much easier one to make early.
