Why Foundations Decide How Long Your Veranda Lasts

Almost every veranda that goes wrong slowly, rather than suddenly, goes wrong at the bottom. The aluminium does not fatigue, the glass does not tire, and the powder coating outlives most of the people who worry about it. What moves is the ground, and what moves with the ground is whatever the structure is standing on.

This matters differently depending on how the structure is held up. A wall-mounted lean-to and a freestanding frame put load into the earth in quite different ways, and they age differently as a result. Understanding which one you have, and what it is actually asking of the ground, is the single best predictor of whether the thing will still be square in fifteen years.

Two Load Paths, Not One

On a wall-mounted veranda, every roof beam has one end on the wall profile fixed to the building and the other on the gutter. Roughly half the load goes into the house — which is already sitting on foundations that were designed and inspected — and half comes down the front posts.

On a freestanding structure, there is no building to share with. All of it comes down through posts, front and back, into whatever those posts are standing on. The same roof, twice the demand on the ground.

There is a second difference that matters more than the first. A wall does not only carry weight, it stops the frame leaning. A structure tied along one whole edge to a large rigid object is braced. A freestanding frame is four posts and two beams, and everything that stops it racking sideways comes from the stiffness of its connections and the fixity of its posts in the ground. Which means the foundations on a freestanding structure are not just holding it up. They are holding it square.

What Actually Moves

Three things move ground in this country, and all three are slow enough that nobody notices until the effect has accumulated.

Frost is the first. Water in the top few hundred millimetres of soil expands as it freezes and lifts whatever sits on it, then lets it back down — not always to exactly where it started. Repeat that for ten winters and a pad that was bearing on frost-susceptible ground has walked.

Shrinkage is the second, and in clay it is the big one. Clay swells when wet and shrinks when dry, and a hot summer next to a thirsty tree can move a shallow foundation by a surprising amount. This is why house foundations near trees go so deep, and it is why a slab bedded on sand is a different proposition from a pad taken down into stable ground.

Consolidation is the third and the least dramatic. Made ground, backfill over a service trench, a bed of sand under paving — all of it compresses under sustained point load, and a veranda post is exactly that.

How Each Type Fails When the Base Is Wrong

The symptoms are different enough to be diagnostic.

A wall-mounted structure with a settling front post drops at the front. The roof pitch increases, which sounds harmless and is not: the geometry that the glass, the gaskets and the cover strips were made for has changed. Glazed edges that were sitting comfortably in twenty-millimetre pockets start to bear on metal at one corner. Gaskets that were compressed evenly are now tight at one end and loose at the other, and the loose end is where water gets in. Meanwhile the wall fixings, which have not moved, are being asked to take a load applied at a slightly different angle every year.

A freestanding structure with a settling post does something worse, because there is no wall to hold the rest of it. The frame goes out of square. Posts that were plumb lean, the roof becomes a very slight parallelogram, and any glazing in the sides — which was cut square — no longer fits a square opening. On a structure with sliding doors it shows up first as doors that were easy in June and stiff by the following spring.

What Good Looks Like

The manufacturer's own guidance is the floor rather than the ceiling, and it is specific: concrete bases set with their tops at least 100 millimetres below finished ground level, levelled, positioned square to one another, with the posts bolted down through them.

Three things in that sentence matter. Below ground level, so the pad is below the zone that freezes and dries out and so the block is not sitting proud of the paving. Levelled, because the pitch is achieved by post height and the pitch is only right if every base starts from the same datum. And square to one another, because on a joined or cornered structure a post that lands even slightly out of position has nowhere to go — the profiles are made to a dimension.

Bolting down is the part people skip on freestanding structures and should not, because uplift rather than weight is what governs there. Wind passing over a roof lifts it, and a post that is merely standing on a pad has nothing resisting that.

What You Can Do for Longevity

Most of the work is at the start, and it is not glamorous.

Find out what is under the posts before deciding anything. A trial hole at one post position tells you more than an hour of speculation — whether you are on clay, whether there is made ground, whether somebody has run a service through.

Keep water away from the bases. A downpipe discharging beside a post saturates the ground it stands in, and saturated ground is ground that moves. Route the drainage properly and the foundations have an easier life for the whole of it.

Check the fixings after the first year and then every few years. Bolted joints are meant to be checkable, the manuals say to check them regularly, and a bolt that has worked a quarter turn loose is a two-minute job now and a worn hole later.

And on a wall-mounted structure, look at the wall junction annually. It is the detail carrying the other half of your roof, and it is the one nobody inspects.

The Honest Summary

Foundations are the least interesting part of a veranda and the part that decides its lifespan. They are also the only part that is genuinely difficult to put right afterwards, because everything you would need to get at is underneath a finished structure.

What to Watch For, and When

Settlement is slow enough that you will not notice it happening, so it pays to check deliberately rather than wait for something to feel wrong.

Once a year, sight along the gutter from one end. It should be dead straight and level along its length. Put a spirit level on two or three posts and check they are still plumb. Open and close any sliding doors and note whether they are heavier than they were — doors are an excellent early warning system, because a frame going out of square shows up in them long before it shows up anywhere you can see. And look at the sealant line along the top of the wall plate for anything that has opened or lifted. Five minutes, once a year, catches every one of these while it is still a small adjustment.

If the budget is tight, this is the place not to economise. A metre less projection costs you very little in daily use. A post that has settled forty millimetres costs you a structure that never quite closes properly again.
