How to Seal a Veranda Wall Profile Correctly

You've just had a veranda installed. It looks great from the garden, the aluminium is clean, the roof is doing its job, and for a few weeks everything seems fine. Then one morning you notice a damp patch inside the house. Maybe it's around a window frame near where the veranda meets the wall. Maybe it's behind the plaster just to the side of where the structure is fixed. You check the obvious things — the guttering, the roof, a nearby pipe — and none of them seem to be the culprit. The leak, it turns out, is coming from behind the veranda's wall profile. It's one of the most frustrating and common problems we hear about at Roma Verandas, and the really maddening part is that it's almost entirely avoidable.
Here's what's actually happening when water finds its way behind a veranda profile, why it happens so often, and what a properly installed veranda should look like to prevent it entirely.
Why the Wall Profile Is Such a Common Leak Point
A veranda or glass room that is installed against the house wall needs a watertight seal between the aluminium profile and the brickwork or render. This junction — where a man-made aluminium extrusion meets a slightly irregular, porous, and almost certainly not perfectly flat wall — is one of the most technically demanding parts of any installation.
The profile itself is designed to sit as flush to the wall as possible. But walls are rarely truly flat. There are slight undulations in brickwork, variations in render depth, mortar joints that protrude slightly, and corners that are never perfectly square. When an installer presses an aluminium profile against a wall like this and simply runs a bead of silicone around the edge, they are relying entirely on that sealant to bridge every imperfection and remain watertight indefinitely. In our experience, that is an unrealistic expectation — and it's not how we do it.
The other factor at play is what builders call differential movement. Aluminium expands and contracts with temperature at a very different rate to brick and mortar. On a warm summer day, the aluminium in a veranda frame can expand by several millimetres. In winter, it contracts back. Every year this cycle repeats. If the sealant used at the wall junction is not specifically designed to accommodate this movement — and many of the cheaper sealants used by budget installers are not — it will fatigue, crack, and eventually open up. Once there is even a hairline gap behind that profile, water has a route in.
The Hidden Nature of the Problem
What makes this type of leak particularly troublesome is that water does not immediately show itself inside the house. The gap behind the profile leads into the cavity wall or onto the ledge of a window lintel. Water can sit there for days or weeks before it finds a route through to the interior. By the time you see a damp patch inside, water has typically been entering for much longer than you realise. The damage is often more extensive than it first appears, and tracing the exact route requires some investigative work.
We've spoken to homeowners who assumed they had a roof leak and spent money re-felting sections of their main house roof, only to discover later that the source was the veranda wall junction. It's an easy mistake to make because the damp appears some distance from the actual entry point.
What a Properly Installed Wall Junction Looks Like
At Roma Verandas, we treat the wall junction as one of the most critical details of any installation. It's not glamorous work — it's not the part that ends up in the photographs — but getting it right is the difference between a structure that performs flawlessly for twenty years and one that causes problems within eighteen months.
The first requirement is proper preparation of the wall surface. Before any profile goes anywhere near the wall, we assess the condition of the brickwork or render, identify any cracks, loose mortar, or areas where water is already finding its way in, and address those first. Installing a veranda against a wall that already has movement or water ingress issues is a recipe for an immediate problem.
The second requirement is the right sealant system. We use a combination of a closed-cell foam backing rod to fill the gap between the profile and the wall, followed by a high-performance, movement-rated silicone sealant applied in a consistent, correctly sized bead. The backing rod ensures the sealant is applied at the right depth and gives it something to bond against on both sides, which is how sealant achieves its best performance. A thin smear of silicone applied with no backing support will fail much sooner.
Where the junction is particularly exposed — for example, where the profile meets a section of wall above head height or in a corner — we may also use a proprietary aluminium flashing profile. This is a formed piece of aluminium that bridges the joint mechanically, so the sealant is a secondary line of defence rather than the only one.
The Role of the Drip Detail
One thing that is often overlooked entirely by inexperienced installers is the drip detail at the top of the wall profile. Water running down the face of the house wall above the veranda needs to be directed away from the wall junction rather than allowed to sit against it. A correctly installed top profile will include a small projecting lip or drip edge that throws water clear of the joint. Without this, rainwater runs directly into the very junction you're trying to keep watertight. It sounds like a small thing — and in terms of the materials involved, it is — but it makes a significant difference to long-term performance.
What to Do If You Already Have a Leak
If you're reading this because water is already getting in behind your veranda profile, the first thing we'd say is: don't just re-silicone over the top of the existing sealant. This is the most common DIY response and it almost never provides a lasting fix. Sealant applied over failed, dirty, or damp sealant does not bond correctly and the problem will return, sometimes within months.
The right approach is to remove the existing sealant entirely, clean and dry the joint thoroughly, assess whether the profile itself has moved or whether there's a more fundamental fixing issue, and then re-seal correctly with the appropriate materials. If there is already water damage to the wall cavity or internal plasterwork, that needs to be dried out and addressed before re-sealing, otherwise you are trapping damp inside the wall.

Choosing an Installer Who Gets This Right First Time
The honest truth is that a properly detailed wall junction costs very little more in materials than a poorly executed one. The difference is almost entirely in knowledge, care, and the willingness to take the time to do it correctly. When you're comparing quotes for a veranda installation, it's worth asking the installer specifically how they handle the wall junction. What sealant system do they use? Do they use a backing rod? How do they handle the drip detail at the top profile? What's their approach if the wall is slightly uneven?
An experienced installer will answer these questions without hesitation. Someone who hasn't thought carefully about this part of the job will give you a vague answer or change the subject.
